This stunning Georgian style cottage is situated in the fabulous open countryside in a quiet corner of the The Lake District National Park overlooking the villages of Bampton Grange and Bampton and close to the Haweswater Reservoir. The property can sleep a maximum of 20 guests.

• Absolutely ideal for larger groups as it has a total of 8 bedrooms sleeping up to 16 people.
• On the first floor there are 3 large character bedrooms one with a luxury super king size bed, one with a king size bed and one with a double bed.
• Also on the first floor of the original house, there is a smaller bedroom with bunk beds.  ​
• There is a further double bedroom with a underfloor heating and a large sash window on the ground floor.
• There is one large family bathroom with a bath/shower and toilet, and one shower & toilet room on the first floor.
• In the modern stone extension, there are 3 more en-suite double bedrooms, one which is a king size bed.
• There is shower/toilet on the ground floor of the extension.
• There are then two sofa beds in the open plan kitchen/lounge area to sleep a further 4 guests (a total of 20 in this property).

• ​The house is a Grade II listed Georgian property which has a fabulous new additional add on extension overlooking miles of miles of green fields stretching to the Haweswater Reservoir.
• It occupies about one acre, has its own parking, a mature garden overlooking the village, a large patio area with BBQ, outdoor sitting with outdoor parasols, a stone surrounded fire-pit, it’s own small field to walk around or kick a football in and no immediate close neighbours to worry about outdoor celebrations and entertaining.
• The dining room seats up to a group of 16 in the same room together, ideal for planning a private chef or in-house cocktail master-class!
• The formal lounge in the original house has a ‘real’ fire and there is a (small (ish!) billiard/snooker table too.   
• The beautiful kitchen has a 3 metres long island (picture this with a line of prosecco glasses!) with an open plan lounge area with 2 large-super comfortable-sofas…. the most perfect entertaining space.
